Buyers will spend less time previewing your home if you are present. It makes them uncomfortable with the homeowner present, which is why you rarely see it with "Realtor represented" properties. It might be advisable to step outside when prospects view your home.
Consider asking your Attorney to help with negotiations. Doing this directly is more difficult than most people think, and Prospects prefer not to deal directly with the Owner...with the exception for the ones who believe that it gives them an advantage. It is also difficult for you to be objective about the flaws in your own home.
Saving money is the worst reason to be a FSBO. Most buyers want the same thing, and it will be the biggest attraction for them to be interested in your home. Being a FSBO will give you more control over the transaction, if this is your preference; but it usually won't make you any more profit on your home.
